2001 Penn
Introduction:
The leading sales team in Washington, D.C., secured the listing for the 2001 Penn Building. Located within the central business district and three blocks from the White House, this property with modern amenities and walking distance to D.C.’s finest dining establishments is an opportunity to maximize business connection and employee engagement. 
As lead designer on this project, I partnered with the leasing team’s Art Director to strategize, design, and execute a marketing plan to increase foot traffic, secure tenant deals and announce the awarded listing.
Solution:
I identified the core message was to emphasize 2001 Penn as the central hub for all activities to create a brochure and announcement flyer.
To reinforce this concept, I incorporated circles as a strong visual element, focusing on key areas such as amenities, premier access, and dining. The brand colors were strategically chosen to illuminate and brighten the space, making it accessible and inviting for businesses to lease.
By combining the building’s updated amenities, prominent location, and unparalleled access to retail and metro, I recognized the need to position 2001 Penn as the ideal location for top professionals.
1320 North Courthouse
Introduction:
Our leasing team was invited to propose office leasing services for 1320 North Courthouse in Arlington, Virginia. The marketing team was tasked with quickly developing a brochure to highlight key location drivers and establish a compelling brand identity. 
Solution:
Embracing the challenge, I conceptualized and designed a custom brochure that captured Arlington’s dynamic growth and developed a brand identity that reflects stability, success, and innovation. I highlighted the city’s retail offerings, robust transportation, and proximity to Washington, D.C. Through detailed research, I identified Arlington’s booming tech sector, which informed the development of a brand that resonates with emerging tech companies.

Offering Memorandums
The Neighborhood
Introduction: 
The Debt, Equity, and Structured Finance team required a designer to create an offering memorandum showcasing the visual data and capturing the grandeur of the upcoming renovations for The Neighborhood Hotel in Fulton Market, Chicago. As the lead designer, I was tasked with integrating the interior images of the City Bank and the soon-to-be-renovated portfolio while maintaining the Gatsby-era theme that the client desired.
Solution: 
Working closely with the Debt, Equity, and Structured Finance team, I brought the Gatsby-era inspiration to life by incorporating period-specific typography, colors, and imagery that reflected the building’s rich history. A key design element was the recreation of the original tile patterns used throughout the memorandum to emphasize the building's elegance and historical significance. Additionally, I designed a map that captured the vibrant energy of 1920s Chicago, further enhancing the investor's journey through the memorandum. The cohesive use of typography, color, and historical motifs ensured that the offering memorandum highlighted investment opportunities and an immersive experience captivating investors.


3001-3003 Washington Blvd
Introduction: 
As the principal designer, I was asked to collaborate with the finance team to develop a comprehensive offering memorandum to acquire acquisition financing for a key property. The project required a modern and innovative design approach that effectively communicated the building’s potential to investors, particularly through detailed stacking plans and a strategic presentation of the property's anchored tenants.
Solution:
To meet these objectives, I crafted a fresh and contemporary design emphasizing the building's stacking plans, providing investors with insights into the property's layout and tenant distribution. Highlighting the 60% of anchored tenants was a key element, showcasing their stability and reinforcing the building’s appeal to future clientele. Additionally, I integrated a location overview map and enhanced stacking plans to demonstrate the property’s strong presence in Arlington. Presenting the building's potential and strategic advantages with visual elements strengthened the offering memorandum.
